 Philip’s retail background at J. Crew and Abercrombie & Fitch helps him understand the importance of targeted  marketing, and he applies that knowledge to residential real estate. He recognizes that a home must be packaged and  presented correctly to sell. It must be priced for the market and should look great both in photos online and in person. It  must make a potential buyer think, “I would love to live in this house.”

 Philip assists sellers in evaluating and staging their home prior to listing it, rearranging the furniture, repainting , and even  re-landscaping in order to put its best foot forward right away. He often brings in his own furniture and accessories, or,  for an empty home, suggests a staging company. “In today’s market, good staging moves houses,” says Philip. “Folks  often order the steak because of the sizzle – and I want your home to sizzle!”

This seller did extensive work in preparation for putting the home on the market, in addition to staging the furnishings.

ENTRY HALL
Hardwood flooring replaced the terrazzo tile and carpet on the stairway. A new light fixture replaced the original chandelier.
LIVING ROOM
The walls were painted a neutral color and the furniture, paintings, and accessories were edited.
DINING ROOM
A brass chandelier replaced the crystal one that was not going to be sold with the home.

Many of the rugs in the house were removed to show the recently refinished hardwood floors.
KITCHEN
Linoleum flooring was replaced with tile. Recessed lighting, new hardware, and new appliances were installed.

The room was edited to give it a more updated look.
